Terms and Conditions

PROCEDURE:
When you have selected your intended date and having checked availability, a confirmatory e-mail or telephone contact should be made by you to finalise and record the booking provisionally with us. This will be held for 3 working days during which time your deposit cheque and completed, signed, booking form must be received. Failing this the booking will be withdrawn. On receipt of the deposit an acknowledgement will be sent to you. The balance of the fee will be due not less than 6 weeks before the start of the holiday. If this is not received by the due date the booking will be cancelled.

CHARGES:
All charges are fully inclusive except where detailed. There is therefore no charge for electricity, heating oil or logs. Occupants are however encouraged to use energy in an efficient manner.
The sauna will be available on request for a maximum 3 hours daily, usually 6- 9pm.
A refundable deposit of £150 is taken with the balance of the accommodation fee as a good housekeeping bond, which will be returned in full within a week of departure, if no restoration or excessive cleaning is necessary. Occupants must report any breakage or missing items on arrival, and advise of any such occurrences during their stay.
Where occupants have not left by 10.00am on departure day. A sum of £20 per excess hour will be deducted from the refundable deposit for the overstay period.
Pre-paid golf passes purchased on behalf of visitors will be sent to you in advance, to allow play before first night at the Lodge.

CANCELLATION REFUNDS:
Where the full accommodation fee has been paid and cancellation takes place more than 6 weeks in advance of the holiday period then only the deposit sum will not be refunded.
Where the cancellation takes place within 6 weeks of the holiday period no refund can be granted, unless a replacement booking is obtained. This also applies to pre-booked golf passes.

PETS:
A maximum of two dogs are permitted without charges, but given that the Lodge is on a working livestock farm, and is surrounded by other similar properties, this is only on the basis that their owners will strictly comply with the following requirements;
i) when outside, dogs must be kept on leads at all times, and any fouling in the immediate policies is lifted  
ii) dogs must not be left tethered outside if this could result in barking or property damage
iii) where dogs are wet or dirty they must be cleaned and dried before entering the Lodge
iv) pets must not be allowed on to the furniture  
v) pets must not be left in the Lodge unattended
vi) the preference is for pets to be housed in the utility/drying room, which has temperature control

GENERAL:
The owners reserve the right to enter the property at any reasonable time for inspection or repair work.
The number of adults and children over two years old staying on the property must not exceed eight.
